When Sheikh Hamdan bin Mohammed approved the strategy and operating budget of the Dubai Longevity Authority on 27 September, the city gave healthy ageing a regulator. The authority, established in June under Law No. 17 of 2026, will license providers, set minimum standards and supervise a pilot programme spanning research, clinical trials, manufacturing and longevity services. For design, the more telling shift sits closer to home. Dubai longevity now shapes how residences get drawn, built and finished.
The regulatory frame
The authority targets around 31 percent annual sector growth and more than AED 35 billion in economic contribution over the next decade. These figures describe an ambition, not revenue. The authority has not yet named pilot companies or published licensing rules. Until it does, no residence in Dubai carries a regulated longevity credential. Any project using the word does so on its own terms.
What designers now draw
Several Dubai projects already treat health as architecture. Zaha Hadid Architects designed a waterfront project for OMNIYAT combining residences, hospitality, landscape and a dedicated wellness centre.
Diller Scofidio + Renfro designed Therme Dubai, planned as the tallest wellness resort in the world.
Arada’s Akala, planned in Za’abeel near DIFC, places Everwell, a medical wellness clinic built around health optimisation, beside branded residences and a hotel.
Six Senses Residences Dubai Marina gives residents access to hyperbaric therapy within an integrated longevity centre.
Elysian Developments’ Émerge Residences at Meydan Avenue pairs apartments with outdoor saunas and cold plunge pools.
These projects share a direction. Clinical services move from a separate building into the residential address.
Passive design outweighs amenity
A longevity clinic in the podium serves residents who choose to visit. The apartment above serves everyone, every day. Light, air quality, acoustics, temperature and water quality shape health without any decision from the resident. Level thresholds, wide doorways, support rails built into joinery and bathrooms planned for later adaptation let a home serve its owner across decades. These features rarely appear in a brochure. They decide whether a residence performs as well at 75 as at 45.
Materials form part of this equation. Low emission finishes, breathable lime plasters, natural stone with slip resistant treatment and solid timber in place of composite boards all affect indoor air and safety. When you assess a project, ask for the specification schedule, not the mood board. The name, origin and emission rating of each principal finish tell you more than a render.
The retiree lens
GDRFA Dubai offers a five year retirement residence permit for applicants aged 55 and above, with property and income routes. Residency answers whether a retiree can stay. Design answers whether the home still works in year fifteen. The new authority addresses the services in between.
Transport completes the picture. Etihad Rail’s Dubai station opened on 28 September at Jumeirah Golf Estates, with a pedestrian bridge to the Metro. For an older resident, the walk from station to lobby matters as much as the line itself.
Four questions for any longevity residence
Who designed the interiors and wellness spaces, and what have they delivered before?
What materials line the rooms where you sleep and breathe, and where do they come from?
Can the bathroom and kitchen adapt without demolition?
Which licensed clinic sits within walking distance, and will it hold a Dubai Longevity
Authority licence once the rules take effect?
The Dubai Longevity Authority will define the market once it publishes licensing rules and admits its first pilot businesses. Residential design moves faster than regulation, and several developers have already staked their positioning on health. The projects worth your attention will pair a licensed clinical partner with homes built to adapt, finished in materials you can name and trace. A wellness label without those elements tells you little. For iresidents and designers alike, Dubai longevity becomes a design standard when the apartment itself supports a longer, healthier life.
