The Dubai real estate market continued to demonstrate strong performance in February 2026, with sustained activity across residential and commercial property segments. The latest data indicates rising transaction volumes, increasing property values, and continued investor participation across multiple communities.

According to figures released by the Dubai Land Department (DLD), the Dubai real estate market recorded 16,959 property sales transactions during February 2026, generating a total value of AED 60.60 billion. This represents a 5% increase in transaction volume and an 18.14% increase in total sales value compared with February 2025.

Off-plan properties continued to dominate activity in the Dubai real estate market, accounting for 10,526 transactions, or approximately 62% of total sales. Ready properties represented 38% of transactions, totaling 6,437 sales during the month.

In addition, 738 gift transactions were recorded, with a combined value of AED 6.86 billion, reflecting continued asset transfers within the Dubai property market.

Mortgage Activity in the Dubai Real Estate Market

Mortgage-backed transactions remained active in February 2026, reflecting continued financing support for property purchases.

A total of 3,867 mortgage transactions were recorded across the Dubai real estate market, with a combined value of AED 16.43 billion.

Apartments continued to lead the Dubai real estate market in terms of transaction volume, while commercial properties recorded a notable increase in value.

  • February 2025: 3,966 transactions valued at AED 19.7 billion

  • February 2026: 717 transactions valued at AED 9.54 billion
