UAE Property Prices Tell Different Stories

Dubai’s residential market grew more slowly in July 2026. This is according to the monthly property price report from REIDIN, the index provider behind the figures below.

The city’s overall Sales Price Index fell 0.65 percent during the month. Annual growth measured 0.55 percent. That is down from 11.79 percent in January, 6.09 percent in April and 3.58 percent in May. The index has fallen for five months in a row. It moved from 150.21 in February to 142.80 in July. That is a drop of 4.9 percent over five months.

Apartment prices fell 0.61 percent in July. They stood just 0.09 percent higher than a year earlier. Apartment rents fell 1.92 percent during the month and 3.78 percent over the year. The gross rental yield for apartments was 6.83 percent.

Villa prices fell 0.85 percent in July. They remained 3.41 percent higher than a year earlier. Villa rents fell 1.47 percent during the month and 4.77 percent over the year. The gross rental yield for villas was 4.45 percent.

Dubai’s overall rent index fell from 139.61 in February to 128.30 in July. That is a drop of 8.1 percent over five months. The overall rental yield slipped from 6.43 percent in June to 6.35 percent in July. The price to rent ratio rose from 15.99 to 16.19 years.

Transactions also slowed in the first half of the year. Dubai recorded 79,281 residential transactions worth 221.4 billion AED in the first half of 2026. That compares with 91,973 transactions worth 262.6 billion AED in the same period of 2025, according to Engel & Völkers. Transaction volume fell 13.8 percent. Transaction value fell 15.7 percent.

Ras Al Khaimah recorded the sharpest change of any market in the report. Apartment prices there fell 3.51 percent in July. This was the largest monthly change among the five apartment markets covered. Other markets moved as follows in July. Abu Dhabi rose 0.63 percent. Dubai fell 0.61 percent. Sharjah fell 1.03 percent. Ajman fell 1.48 percent.

Ras Al Khaimah’s Apartment Sales Price Index fell from 334.28 in February to 315.16 in July. That is a drop of 5.7 percent over five months. Earlier reports show how fast this shifted. Annual apartment price growth in Ras Al Khaimah was 74.90 percent in September 2025. It was 53.04 percent in January 2026 and 25.63 percent in May 2026. By July it had fallen to 9.00 percent.

Abu Dhabi’s overall Sales Price Index rose 0.46 percent in July. It stood 17.51 percent higher than a year earlier. Apartment prices in Abu Dhabi rose 0.63 percent during the month and 20.24 percent over the year. These figures come from the same published index and cover the same reporting period.

Global Property Guide tracks a different measure. It records average listed residential prices per square meter across property portals, updated quarterly. By this measure, Dubai apartment prices stand at 5,523 dollars per square meter. That is a rise of 2.8 percent over one year and a fall of 2.5 percent over two years. The same source places Hong Kong at 23,255 dollars per square meter, Singapore at 17,715 dollars, Doha at 2,873 dollars and Istanbul at 1,849 dollars. The one year and two year figures in this source move in different directions. The source does not explain why. This measure uses average portal listing prices. That differs from the median transaction based index cited above. The two should be read as separate figures, not combined into one trend.

The index in this report is built from moving average median prices. It uses median sales and rental prices per square meter. It measures price movements, not transaction volumes. Figures from Engel & Völkers and Global Property Guide are attributed directly to those sources and reflect their own methods. More monthly data on these markets is expected in the months ahead.
